The Register of Wills for Baltimore County is located at 401 Bosley Avenue, Suite 500, Towson, MD 21204, phone (410) 887-2601. This office administers the probate process for all Baltimore County estates. When someone dies owning real property solely in their name in Baltimore County, probate is required to transfer the property — either to heirs or through a sale.

The Personal Representative named in the will (or appointed by the court if there is no will) has authority to manage and sell estate property. In Maryland, a Personal Representative with independent authority granted by the will can sell real estate without a court petition.
