Pennsylvania's Act 91 requires lenders to notify you before filing a foreclosure complaint and gives you at least 30 days to respond and apply for PAHAF assistance. The mandatory conciliation conference process adds additional time after a complaint is filed. From the first missed payment to a completed sheriff's sale, the process in Montgomery County typically takes 9 to 12 months. That runway exists — but it shrinks quickly as each step passes.

The PAHAF program at phfa.org offers grants (not loans) to eligible Pennsylvania homeowners to bring mortgages current.
