We Schedule a Walkthrough
We visit the property — usually within 24 to 48 hours. This is not a formal inspection. It is a 30-to-60-minute condition assessment so we can make an accurate offer. You do not need to clean, repair, or prepare anything.
If you are out of state or cannot be present, we can evaluate the property without you there.
You Receive a Written Offer
Within 24 to 48 hours of the walkthrough, we provide a written cash offer with a specific purchase price and proposed closing date. We explain how we arrived at the number — what comparable homes sell for renovated, what the renovation cost looks like, and what that means for the offer.
You are never obligated to accept. Counter-offers are welcome. There is no expiration pressure or hard sell.
If a traditional listing would genuinely produce a better net result for your situation, we will tell you that instead of pushing you toward a cash sale.
Close and Receive Your Proceeds
Once you accept the offer, a settlement agent opens the title file and orders a title search. Most cash sales close in 14 to 21 days from accepted offer. If you need to close faster or slower, we work around your timeline.
Closing is conducted by an independent title company or settlement attorney. You sign the deed and the settlement statement. Your mortgage is paid off, any other liens are cleared, and your net proceeds are wired to your bank account — same day or next business day.
Remote closing is available in all five states we serve. If you have already relocated, you can sign all documents electronically from wherever you are.
