Selling a house as-is in Pennsylvania means offering it in its current condition without repairs. Pennsylvania's Seller Disclosure Law still requires you to disclose known material defects on the Real Estate Seller's Disclosure Statement — "as-is" doesn't exempt you from disclosure, it just communicates that the buyer accepts the condition as disclosed and won't request repairs after inspection. Proper disclosure protects you legally; attempting to hide known defects does not.

The practical challenge with as-is properties on the open market is that most buyers use mortgage financing, and most mortgage lenders have minimum property condition standards. Properties with significant deferred maintenance, structural issues, failed systems, or habitability concerns often can't qualify for conventional, FHA, or VA financing.
